Concept & Development Stage
This phase is where we begin translating your vision into a tangible design. It involves developing initial drawings that reflect your ideas while ensuring they align with building regulations, site constraints, and functional requirements.
1. Concept Design
We start by discussing your preferences for layout, aesthetics, and functionality.
Using site measurements and council regulations as a guide, we prepare concept drawings, including:
Floor plans – Showcasing room layouts, circulation flow, and space relationships.
Elevations – External views of the building to illustrate height, rooflines, and facade treatments.
Site plan – Positioning the structure relative to boundaries, easements, and site features.
These drawings are not final but serve as a base for discussion and refinement.
2. Client Review & Feedback
Once the initial concept drawings are ready, you’ll have an opportunity to review and mark up changes.
We encourage feedback on:
Room sizes and layout efficiency
Natural light, ventilation, and orientation
External design elements such as facade materials and roof pitch
Any new ideas you’d like to explore
3. Design Development
Based on your feedback, we refine the design by:
Adjusting layouts to improve functionality and flow
Exploring different materials, finishes, and energy-efficient design features
Ensuring compliance with local planning codes, setbacks, and height restrictions
If required, we may collaborate with engineers or town planners to assess any structural or zoning considerations.
4. Pre-Approval Considerations
Before moving into the next phase, we ensure the concept aligns with council guidelines to minimise the risk of redesign later.
If a Development Application (DA) is required, we prepare for submission or adjust the design to meet the Acceptable Outcomes (AO) criteria for faster approvals.
