Construction Drawings Stage

This is the stage where the design becomes reality. After finalising all consultant inputs and approvals, we prepare detailed, industry-standard construction drawings that will guide the builder, contractors, and certifiers throughout the build process. These drawings ensure that every aspect of the design is correctly interpreted and constructed in compliance with the National Construction Code (NCC) and the Local Planning Scheme.

1. Purpose of Construction Drawings

  • Provide precise technical details for builders and tradespeople.

  • Ensure all elements meet structural, safety, and compliance requirements.

  • Include all approved changes from council or private certifiers.

  • Assist with obtaining a Building Permit (Construction Certificate or Building Approval).

  • Prevent misunderstandings on-site by clarifying materials, dimensions, and specifications.

2. What's Included in the Construction Drawings Set?

At this stage, the documentation is highly detailed, including:

🔹 General Arrangement Plans:

  • Finalised Floor Plans – Detailed with room dimensions, fixtures, and fittings.

  • Elevations & Sections – Fully annotated external and internal elevations showing finishes, heights, and critical construction details.

  • Site Plan – Confirming building positioning, access, drainage, and landscaping.

🔹 Structural & Building Services:

  • Electrical Plan – Outlining power points, lighting, and switchboard locations.

  • Plumbing & Drainage Plan – Detailing water supply, waste, and stormwater management.

  • Foundation & Slab Layouts – As per the structural engineer’s specifications.

  • Window & Door Schedules – For Manufacturers.

  • Internal Elevations – Detailed drawings of internal plumbing areas.

  • External Concrete – Detailing all external pathways, utility areas & clothesline concrete.

3. Builder Engagement & Site Coordination

  • If any unforeseen issues arise, we work with the builder to provide quick design solutions.
